Association of Residential Letting Agents 

Assents Property Solutions is regulated by ARLA (Association of Residential Letting Agents), the only professional and regulatory body solely concerned with residential lettings. ARLA requires organisations to comply with stringent professional standards, be able to demonstrate competency and knowledge of lettings legislation and have high standards of business practice.

Property Redress Scheme for Estate Agents 

Assents Property is also a member of the Property Redress Scheme for Estate Agents. This means that we are required to comply with a Code of Practice set out by the PRS. This Scheme provides a formal redress system for Landlords and Tenants.

The Lettings Process

Step 1: Our rental assessment

We begin by visiting your property to discuss your individual circumstances and agree the appropriate model of service. We’ll also offer advice, highlighting any works that might be necessary to ensure you achieve the best rental and let your property as quickly as possible.

​We will advise on best rental value based on your property’s location, the size of accommodation, furnishing and current market conditions. We also take into account our knowledge of comparable property for rent in your area at the time.

Step 2: Finding the right tenant

We normally place a property on our register four to eight weeks before it’s available for occupation. Prospective tenants are shown your property by a member of the team.

Step 3: Taking up references  

When we receive a tenancy application and referencing fee/s to secure the property, we will contact an independent referencing agency. They will arrange a formal credit check, reference check and 'Right to Rent' checks.

If your property is to be let to a company, we apply to a credit referencing agency for a full credit check and information from Companies House, where applicable.

Please note: We always use our best endeavours to help you select a suitable tenant for your property but can provide no guarantee in respect of the information we receive from credit referencing agencies. Although we are unable to offer any warranty in respect of references, we can introduce landlords to companies that provide insurance.

Step 4: Completing the let

Once all of the above processes have been completed your tenant/s will be asked to sign all of the contractual paperwork. The rent and deposit money in cleared funds must then be paid prior to the tenancy starting.
